Buying FAQs

Can international buyers purchase property in Las Vegas?

Yes, absolutely. Foreign nationals can buy, sell, and own real estate in the U.S. There are no restrictions for international investors, and we specialize in turnkey solutions specifically for out-of-state and global clients.

How do I search for properties from abroad?

We strongly recommend visiting Las Vegas at least once. An in-person meeting allows us to review the full process together and tour properties with you.

If travel is not possible, we provide a curated search aligned with your investment objectives. Our team conducts live video walkthroughs, detailed neighborhood analysis, and transparent condition reports, so you can make an informed decision without having to fly in.

What are the financing options for non-residents?

While many international buyers prefer cash, Foreign National (especially Canadians) Loans are available from specialized lenders. These typically require a larger down payment (30-40%) and proof of assets, which our team can help you prepare.

What is the step-by-step purchase process?

The process includes:

1. Selection of products based on the location (ALWAYS), your criteria's and your budget.

2. Send offers and negotiate the best price.

3. Escrow opening: You wire the earnest Money Deposit (within 24 hours).

4. Due diligence/Inspection.

5. Appraisal/Financing.

6. Wire closing funds to escrow.

7. Closing/Remote closing via secure online notary.

We manage every step to ensure accuracy and legal compliance.

Do I need to be physically present in Las Vegas to close?

No. Remote closings are fully available for international clients, through mobile notaries or electronic signatures. The process is secure and can be completed from anywhere.

That said, we strongly recommend visiting Las Vegas at least once. An in-person meeting allows us to review the full process together and visit properties with you.

What taxes should international investors expect?

Buyers should be aware that when you sell your property, FIRPTA regulations apply. We work with our CPA to recover the refund from the IRS.

What is FIRPTA?

FIRPTA is a U.S. tax rule that applies when a foreign person sells real estate in the United States.

Under the Foreign Investment in Real Property Tax Act, the buyer must generally withhold part of the sale price at closing and send it to the IRS. The standard rate is 15% of the amount realized (usually the gross sale price), not of the profit.

That money is an advance payment of the seller’s possible U.S. tax on the gain. It is not the final tax bill. After the sale, the foreign seller files a U.S. tax return. If the amount withheld is higher than the tax actually owed, the IRS refunds the difference. If it is lower, the seller pays the rest.

With our CPA, we will help you handle the refund from the IRS. It may take up to 1 year.

Renting FAQs

What are the typical application requirements for renters?

Most Las Vegas rentals require proof of income (usually 3x the monthly rent), a credit check, and a clean rental history. You will also need a government-issued ID and may be asked for references from previous landlords.

How much should I budget for deposits and initial fees?

Usually, you should anticipate paying a security deposit equivalent to one month's rent, plus the first month's rent and any application fees. Some properties may also charge administrative fees or pet deposits where applicable.

What are the standard lease terms and renewal options?

Most residential leases in our portfolio are for 12 months. Renewals are typically offered 60 days before the lease end, subject to market adjustments and property performance evaluations.

How is maintenance handled and who is responsible for repairs?

Landlords are generally responsible for structural and major utility repairs. Renters should report maintenance issues promptly through our portal, while minor tasks like changing light bulbs are usually the resident's responsibility.

What is the process for moving in and out?

Moving in involves a final walkthrough and key exchange once funds clear. For move-outs, we require a 30-day notice and a cleaning inspection to facilitate the return of your security deposit.

Selling FAQs

How do you determine the right listing price for my home?

We conduct a comprehensive Comparative Market Analysis (CMA), evaluating recent sales of similar properties in your specific neighborhood, current market trends, and unique home features to finalize an optimal listing price.

What steps should I take to prepare my home for potential buyers?

First impressions matter. We highly recommend thorough decluttering, professional deep cleaning, managing minor structural repairs, and optimizing curb appeal. Strategic property staging also elevates seller profits.

What is the typical timeline for selling real estate?

Timelines always rest on active market liquidity. On average, standard properties transition from initial listing to active contract within 30 to 60 days. Secure legal escrow processing adds another 30 to 45 days.

How are brokerage commissions structured and paid?

Commissions are structured as a set percentage of the finalized gross sales price, universally divided between the listing agency and buyer representation. These fees settle directly out of financial closing proceeds.

How are property showings and open houses coordinated?

We securely oversee all showings utilizing premium, automated digital scheduling platforms to prevent routine workflow interference, delivering timely advanced alerts while fully hosting each open environment.

What takes place when my property receives official offers?

We present every incoming offer immediately, parsing legal criteria, financial contingencies, and closing timelines. We strategically manage all counter-negotiations to optimize secure asset values.
